What to Expect After Closing

Your First Mortgage Payment

Your first payment is typically due on the 1st of the month, approximately 30–60 days after your closing date. Your closing disclosure will confirm the exact date. Set up autopay early to ensure you never miss a payment.

Welcome Packet From Your Servicer

Within a few weeks of closing, you’ll receive a welcome packet from your loan servicer. This will include your account number, payment instructions, and contact information for customer service. Keep this in a safe place.

Keep Your Closing Documents Safe

Your closing package contains important legal and financial documents. Store your signed closing disclosure, deed, and settlement statement in a secure location — you may need them for tax preparation, future refinancing, or resale.

Florida Homestead Exemption

As a new Florida homeowner, you may be eligible for a Homestead Exemption that can save you hundreds — or even thousands — of dollars in annual property taxes.

To qualify, the property must be your primary residence as of January 1st of the tax year. You must file your application with your county's Property Appraiser's office by March 1st to receive the exemption for that year.

Visit your county Property Appraiser's website to file online or learn about additional exemptions you may qualify for, such as senior, veteran, or disability exemptions.
