What to Expect After Your File Is Submitted
Your loan application has been submitted. Here's a clear overview of every step between now and closing day, so you know exactly what's happening and when.
Your Loan Timeline

Processing
1–3 daysYour loan processor organizes your complete file, verifies all documents, orders the appraisal and title work, and prepares everything for the underwriter’s review.

Underwriting
3–7 daysAn underwriter conducts a thorough review of your entire file: income verification, asset documentation, credit history, and property details. This is the most critical review in the process.

Conditional Approval
Same day as underwriting decisionIf approved with conditions, we’ll contact you promptly with a clear list of what’s needed. Most conditions are routine — updated documents, clarification letters, or verification items.

Clear to Close
1–3 days after conditions are metOnce all conditions are satisfied, the underwriter issues a “Clear to Close.” Your Closing Disclosure is then issued, detailing your final loan terms, monthly payment, and closing costs.

Closing
Scheduled 3+ business days after Closing DisclosureYou’ll meet at the title company to sign your final documents. Once everything is recorded, you receive your keys. Congratulations — you’re a homeowner.
Do's and Don'ts While Your Loan Is in Process
Your financial profile will be re-verified before closing. Avoid anything that could change your credit, income, or asset picture.
Do
- Continue making your current housing payments on time
- Keep your employment stable and consistent
- Respond promptly to any requests from our team
- Save documentation for any large deposits into your accounts
Don't
- Change jobs, quit, or switch from salaried to self-employed
- Open new credit cards, auto loans, or any new lines of credit
- Make large purchases such as cars, furniture, or appliances
- Co-sign on any loan or credit application for anyone else
- Move money between accounts without a clear, documented paper trail
